How much is the application fee?
Non-refundable $60 per applicant over 18 years of age.
What is the holding fee?
A $300 holding fee is required to reserve your home. Upon approval, it is applied toward the first month’s rent.
If you cancel before signing the lease, the holding fee is forfeited as liquidated damages for processing your application (credit, character, and reputation checks).
If your application is declined, the holding fee will be refunded.
What are your application requirements?
We're excited you're considering making our community your new home. To ensure a smooth application process, we've outlined our standard resident qualification guidelines below.
Our criteria for all applicants include:
Verifiable Income: A gross monthly income of at least three (3) times the monthly rent is required. We will verify this using recent pay stubs or other official documentation.
Positive Rental History: We look for favorable rental references from previous landlords.
Stable Employment: We require a history of stable and verifiable employment.
Good Credit Standing: Our review of your credit report will confirm a good credit rating.
Bankruptcy: Any bankruptcy must be discharged for at least 12 months, and proof of discharge will be required.

How much is the security deposit?
One month’s rent, or—if you qualify—for our special $500 security deposit program (approval conditions apply).

Do you have parking included?
Off-street and on-street parking. First come, first serve.
Do you offer garages?

Trash is included in your monthly rent.
What utilities will I be responsible for?
Water, sewer, electric, and cable/internet/phone.
What type of Heating system?
Electric.
Do you allow grills?
Grills, fire pits, and chimineas may not be used on balconies or patios. While in use, these items must be positioned at least 10 feet away from the building. After use and once they have completely cooled, these items may be returned to your balcony or patio—but may not be stored on the grounds between uses.
Do you have a key deposit?
Yes—a refundable deposit of $30 per key.
