How much is the application fee?
Non-refundable $60 per applicant over 18 years of age.
What is the holding fee?
A $300 holding fee is required to reserve your home. Upon approval, it is applied toward the first month’s rent.
If you cancel before signing the lease, the holding fee is forfeited as liquidated damages for processing your application (credit, character, and reputation checks).
If your application is declined, the holding fee will be refunded.
What are your application requirements?
We're excited you're considering making our community your new home. To ensure a smooth application process, we've outlined our standard resident qualification guidelines below.
Our criteria for all applicants include:
Verifiable Income: A gross monthly income of at least three (3) times the monthly rent is required. We will verify this using recent pay stubs or other official documentation.
Positive Rental History: We look for favorable rental references from previous landlords.
Stable Employment: We require a history of stable and verifiable employment.
Good Credit Standing: Our review of your credit report will confirm a good credit rating.
Bankruptcy: Any bankruptcy must be discharged for at least 12 months, and proof of discharge will be required.

We are proud to be pet friendly with no weight restrictions! 2 Pet Maximum per Apartment Home.

How much is the security deposit?
One month’s rent, or—if you qualify—for our special $500 security deposit program (approval conditions apply).

Do you have parking included?
One parking pass included with each apartment (first come, first serve).
Do you offer garages or carports?
No, but there are parking garages nearby. For details, please contact Lancaster Parking Authority.
Do you offer extra storage?
Yes—storage options are for $50/month. Side-by-side units can be combined for larger space.
What is included with my rent?
Rent includes access to the fitness center, rooftop terrace, lobby lounge & beverage bar, bike storage room, and one parking pass per apartment (first come, first serve).
What utilities will I be responsible for?
Water, sewer, electric, and a $125 amenity fee (includes Wi-Fi, streaming cable channels, and valet door-trash service).
What type of heating system?
Electric.
Do you allow grills?
Grills are not permitted—but we have a grilling station in The Plaza! We hope you enjoy this community feature.
What School District will I be in?
Lancaster School District: Ross Elementary, Reynolds Middle, McCaskey High School.
